Steps in Our Residential Construction Process
Every home construction project is unique and tailored to your needs, whether it’s a remodel or repairs related to an insurance claim. This guide is designed to help you understand your role in the project, along with the responsibilities of our team, your insurance company, adjusters, and your mortgage provider. Your decisions throughout the process will influence both costs and the project timeline, but rest assured, we’re here to support you every step of the way.

Approvals
Before starting any home construction project, it’s essential to ensure you have the necessary approvals. If your property is part of a homeowners or condominium owners association, be sure to secure their consent before work begins. Additionally, if the construction is related to an insurance claim, confirm your coverage details, including deductible amounts and any limitations on replacement costs.
Estimates and Finalizing Estimates
We use Xactimate, a trusted software for construction project estimating. You will receive a detailed estimate as an attachment to your construction work authorization for your review and approval.
Deposits and Progress Payments
We will provide a deposit and draw schedule as part of your contract documentation. Please note that timely progress payments are essential to avoid delays in your project, including the initial deposit (subject to state law).


Mortgage Companies
If you have a mortgage, your lender or insurance provider may issue multi-party checks that include your mortgage company, yourself, and Uplift Restoration. If this occurs, you may need to contact your mortgage company to endorse the check and process the payment.
Material Selections and Changes
Selecting materials such as carpet, tile, and flooring early in the process is vital to avoid project delays. Some materials may have long lead times, so thoughtful planning can help keep your project on schedule.
Signing the Construction Work Authorization Document
A signed construction work authorization is required before we can begin any work. This ensures a clear understanding of the project scope, timeline, and expectations.

Scheduling Tradesmen
Efficient scheduling is key to a smooth construction project. Coordinating access to your home and communicating any scheduling constraints is critical for both you and our tradesmen. Schedule misalignments between tradesmen and homeowners are among the most common causes of project delays.
Weekly Communication
We will provide weekly updates on your project’s status. Please let us know your preferred communication method and the best times to reach you.
Inspecting Work-in-Progress
If your project involves multiple phases, such as carpet installation, flooring, drywall, and painting, we encourage you to inspect each phase upon completion. Identifying and addressing any issues early helps maintain project quality and schedule.


Supplements
Unforeseen issues may arise after work begins, leading to additional costs. For example, hidden damage may only become apparent during demolition. While we strive to anticipate such occurrences, some situations are beyond our control. In these cases, we will work with your insurance company to determine if the additional work can be added as a “supplement” to your claim. You may need to sign a Change Order to authorize these additional costs.
Change Orders
If you decide to change or upgrade materials after the initial estimate, we will do our best to accommodate your request. However, once work has started, changes impacting ordered materials or structural elements may not be possible.
Progress Payments
For projects estimated at over $10,000, interim payments may be required as the project progresses. For insurance-related work, it’s important to stay in contact with your adjuster and mortgage company (if applicable) to ensure timely payments. Delayed payments may result in project delays or stoppages.

Construction Standards
Our professionals adhere to the highest industry standards outlined in the National Association of Home Builders Residential Restoration Construction Performance Guidelines. By addressing any quality concerns during the project, the final walkthrough becomes simple confirmation of the completed work and your approval.
Certificate of Completion
After all work is finished, you will be asked to sign a Certificate of Completion, confirming that the project meets industry standards and your expectations.
Final Payment
If there are any outstanding items, such as back-ordered fixtures or minor finishing details, you may withhold up to 150% of the reasonable value of those items from the final payment. This balance will be released once the remaining work is completed to your satisfaction.
